Our approach

Every project starts with the site, the zoning and what you need the building to do. From there our designers develop the concept, test it against the Ontario Building Code and the local zoning by-law, and carry it through to a complete drawing set. Because our engineers sit on the same team, structure, services and energy performance are worked into the design from the first sketch instead of being added at the end.

What we deliver

Feasibility and zoning review

What you can build on your lot: setbacks, height, coverage, parking and permitted uses.

Concept and schematic design

Floor plans, massing and elevations, developed with you until the layout is right.

Design development

Materials, details and building systems coordinated across every discipline.

Permit drawings

Complete drawing sets for building permit applications, with responses to examiner comments.

Planning approvals

Support for minor variances, Committee of Adjustment hearings and site plan approval.

Construction documents

Detailed drawings and specifications that contractors can price and build from accurately.

3D visualization

Renderings and walkthroughs, so you can see the building before it is built.

Construction-phase support

Site visits, shop drawing review and answers to contractor questions.

Typical projects

  • Custom homes
  • Additions and second storeys
  • Duplexes, triplexes and fourplexes
  • Additional residential units and garden suites
  • Commercial and mixed-use buildings
  • Change-of-use conversions

How it works

  1. Brief and site review

We visit the site, review zoning and constraints, and agree on scope, budget and schedule.

  2. Concept options

Two or three design directions to compare before committing to one.

  3. Coordinated design

The chosen concept is developed with structural, mechanical, electrical and energy input.

  4. Permit and build

We apply for the permit, answer comments and stay involved through construction.
